PILOT Real Estate Group was created in 2008 by Robert Rieger, Eric Schwartz, and Jordan Saper, each having more than 40 years of real estate experience, with the goal of creating a platform for investing their own private capital in real estate related transactions.
Since inception, PILOT’s objective has been to generate attractive risk-adjusted returns via its debt and equity platforms by investing throughout the capital stack while creating successful and long-lasting partnerships. With a hands-on approach to investing – together with the teams’ extensive experience in real estate development, acquisitions, finance, and operations – PILOT is able to provide valuable expertise to investors, partners, borrowers, and sponsors.

PILOT specializes in providing short term bridge loans for a range of capital needs related to acquisitions, refinancing, capital improvements, note purchases, discounted payoffs, partnership buyouts, and construction. PILOT can creatively structure loans to accommodate the unique challenges and circumstances surrounding each transaction. As experienced and independent lenders, PILOT understands value creation and can participate in transactions whose characteristics may preclude traditional and other alternative capital sources.
PILOT targets well-located, undervalued assets where there is an opportunity to add value through capital improvements, changes of use, and strategic lease-up plans. PILOT has partnered with sponsors on the acquisition, development, and repositioning of commercial, multifamily, hospitality, and mixed-use assets in select markets across the country. The company’s investment strategy is centered on identifying market inefficiencies, recapitalizing, or repositioning assets, and maximizing value.
